Urban Edge Funnels 10K Rental Inquiries

New York’s Urban Edge, a no-fee venue for owners, property managers, and leasing managers to market their apartments directly to tenants, has announced that a record 10,000 rental apartment inquires were sent directly to NYC area landlords from the portal’s users during the peak rental months of May through August of 2012. Potential tenants can send landlords an inquiry through the website, which automatically lets landlords know which building and/or unit they are interested in.

“We had a record summer in terms of web traffic, and inquiries sent to landlords,” said Mark Sperry, Vice President of Urban Edge. “Visits to our website were up by over 50%, and unique visitors were up almost 60%. More and more renters are becoming aware of Urban Edge.”

According to Sperry, “Some landlords on Urban Edge received an average of over 6 inquiries per day over the summer, which is just amazing.” More typical, however, were landlords who averaged 1-2 inquiries a day. Those numbers don’t include phone calls, which are not tracked. “Obviously, individual buildings with an on-site office receive less inquiries than landlords with a centralized leasing office. Price point also is a factor.”

“In the two and a half years since we launched, we have quickly established ourselves as one of the premiere no fee rental websites in the NYC metro area,” noted Sperry. “We attribute our fast growth to strong word of mouth, and search engine visibility, as we have done virtually no advertising during that time.”

Urban Edge averages almost 6000 no fee apartment listings, all directly from the landlords or their managing/leasing agents. Brokers do not list on the website, giving tenants and landlords an exclusive marketplace, complete with descriptions, images and floorplans (where available). Nearly two dozen major landlords feed their listings directly to Urban Edge nightly, and the remainder are updated manually 1-3 times per week.

Urban Edge also provides extensive renters guides, a directory of property managers and owners, a list of apartment buildings, a new developments directory, neighborhood guides, and more. In addition to NYC, Urban Edge also lists apartments in Hudson, Bergen and Essex counties in NJ, Nassau and Westchester counties in NY, and Fairfield County in CT.
